References to the Property refer to the 72 flats 27 dwelling houses and 93 garages parking spaces and gardens and grounds thereof known as "Bebington Hall Park".

(Restrictions imposed in respect of the Flat)

1) Each Flat in the Building shall be used as a single private residence for the occupation of one family only and for no other purpose whatsoever.

2) No piano or other musical instrument gramophone wireless loudspeaker television set or mechanical or musical instrument of any kind shall be played or used nor shall any singing be practised in the Flat so as to cause annoyance to the owners lessees and occupiers of the other flats comprised in the Building or so as to be audible outside the Flat between the hours of 11 p.m. and 7.30 a.m. nor shall anything be done or permitted to be done in or upon the entrance hall staircase landings or passages of the Building or the footpaths drives or forecourts of the Building which shall or may be a nuisance or annoyance to the occupier of any flat in the Building.

3. The Lessee shall not throw or permit to be thrown anything whether of a liquid or solid nature from the Flat or other part of the Building.

4. No clothes shall be hung upon or from nor carpets rugs mats or clothes shaken from any window or balcony of the Building or hung in or upon any common parts of the Property

5. The Lessee shall not permit any water or liquid to soak through the floors and in the event of such happening he will without prejudice to the rights of any other person or persons immediately rectify and make good all damage and injury to the premises affected thereby

6. No name writing drawing signboard plate or placard of any kind (except a name plate not exceeding sixteen inches by eight inches) shall be put on or in any window or the exterior of the Flat or so as to be visible from outside the Fiat and no window flower box or other thing shall be hung outside any part of the Flat or the Building PROVIDED THAT A notice advertising that the Flat is for sale may be exhibited with the prior written consent of the Management Company

7. No animals shall be kept in the flat without the written consent of the Management Company.

8) No motor car or cars cycles perambulators carts invalid carriages or other vehicles shall be driven at an excessive or dangerous speed upon the communal areas drives paths forecourts or parking areas in a manner likely to cause inconvenience to persons using the same and no vehicle caravan or boat shall be serviced or repaired on any drive roadway forecourt or parking area of the Property.

9) No vehicle other than a private motor car belonging to the Lessee or his family or a visitor to the Lessee shall be parked on any part of the Property and any such vehicle shall not be parked in such a manner as to cause a nuisance or inconvenience or annoyance to the owners lessees or occupants of other dwellinghouses or flats comprised in the Property.

10) No invalid carriage chair bicycle perambulator parcel refuse rubbish or any article whatsoever shall be left or permitted to be left upon or obstructing any part of the Property.

11) No child or other person (being a person under the Purchaser’s control) shall loiter or play in any entrance hall passage landing or staircase of the Building.

12) No child or other person as aforesaid shall play ball games on any part of the Property.

13) Not to interfere with or allow interference with nor disturb nor allow disturbance of flowers fruit trees or vegetables in the gardens of the Property nor to plant nor allow the planting of anything therein without the prior written consent of the Management Company.

14) Not to waste or permit to be wasted any water supply on the Property.

15. To keep all floors of the flat except the kitchen and the bathroom floors carpeted at all times in order to provide a sufficient level of sound proofing to comply with the building regulations from time to time

16. No petrol or other inflammable oil of a greater quantity than one pint shall be stored or kept on the demised premises except in the tank or mechanism of a motor vehicle kept in the garage

17. Not to dispose of refuse other than in the refuse bin provided for the demised premises
