The principle obligations are as follows (Clause numbers from lease)

5.1. To insure in the joint names of the Lessor and the Management Company and the Lessee and his Mortgagees (if any) the Property and the Buildings comprised therein or any part thereof and keep them insured against loss or damage by fire and such other rinks as shall be specified by the Lessor from time to time in an Insurance office of repute specified by the Lessor to the full value thereof (including Architects' and Surveyors' fees upon such full value) and forthwith to pay the premiums in respect of such Insurance and produce to the Lessee on demand the receipt in respect of the said premiums and in case the demised premises or any part thereof shall at any time during the said term be destroyed or damaged by fire then as often as the same shall happen with all convenient speed to lay out all monies received in respect of such insurance in rebuilding repairing or otherwise reinstating the said buildings in a good and substantial manner to the satisfaction of the Surveyors for the time being, of the Lessor

5.2. To insure and at all times to keep insured the Lessor and the Lessee against all third party claims resulting from the use of any part of the Property (other than such parts thereof as are comprised in individual leases or conveyances of the buildings thereon) by the Lessee his friends servants and employees and any other person whomsoever

5.3. To maintain (including painting such parts as are usually painted with two coats of good quality paint in a proper and workmanlike manner at a time and in a colour to be approved by the Management Company) such parts of the Property as are not included in leases or conveyances and the communal areas as defined in the next following sub-clause and the fittings therein in good order and condition and keep the garden and grounds thereof properly tended and stocked and keep the access drives pathways and grounds properly repaired surfaced swept and cleaned

5.4. To keep the communal areas (which expression shall in this Lease mean the drives entrance halls landings passages and staircases of the Property the user whereof is now or may hereafter become common to the owners of the several flats and dwellinghouses in and other parts of the Property) properly lighted at all reasonable times

5.5. To employ such persons contractors and tradesmen as may be required for the purposes aforesaid

5.6. To pay and discharge all existing and future rates taxes assessments and outgoings whether Parliamentary parochial local or of any other descriptions whatsoever which now are or may at any time hereafter be assessed charged or imposed upon or payable in respect of the communal areas of any part thereof

5.7. To repair and maintain (including replacing when the Management Company shall in its sole discretion deem necessary) the system for receiving television signals and providing all necessary connections to the demised premises

Flats

(Costs expenses and outgoings and matters in respect of which all flat owners are to contribute)

1. The expenses of maintaining repairing redecorating and renewing

(a) the main structure and in particular the roof gutters and rainwater pipes of the Building

(b) the main entrances passages communal storage cupboards bin stores landings and staircases of the Building so enjoyed or used by the Lessee in common as aforesaid

2. The cost of cleaning decorating and lighting the main entrances communal storage cupboards bin stores passages landings staircases and other parts of the Building

3. The cost of decorating the exterior of the Building

4. The cost of insurance as set out in clause 5.1 hereof

5. The cost of or other expenses incurred in respect of the communal refuse bins and the repair and renewal thereof

6. The cost of installing maintaining and repairing the television aerials cables and equipment on the Property

7. All other expenses (if any) incurred in and about the maintenance and proper and convenient management and running of the Building

PART B (Estate areas)

(Cost expenses and outgoings and matters in respect of which all flatowners and houseowners are to contribute)

1. The expenses of maintaining

(a) the gas and water pipes drains and electric cables and wires in under or upon the Property and enjoyed or used by the Lessee in common with the owners of the other flats and dwellinghouses in the Property

(b) the boundary walls and fences of the Property

2. The cost of keeping the garden and grounds of the Property properly tended and stocked and the access drives pathways and grounds properly repaired surfaced swept cleansed and lighted

3. All rates and taxes and outgoings (if any) payable in respect of the forecourt roadways paths and gardens and other communal parts of the Property

4. the cost of insurance as set out in Clause 5.2. hereof

5. The fees disbursements and expenses of any Managing Agents and Accountants employed by the Management Company in respect of the Property

6. All other expenses (if any) incurred and about the maintenance and proper and convenient management and running of the Property
