Service Charge and Ground Rent
The Lease does not reserve a ground rent!
Service charge is payable in full six monthly in advance on 1 May and 1st November of each year when demands are issued. Service charge is payable whether or not the property is occupied.
By concession the Company has accepted monthly standing order payments at a level which is set to allow for a credit to accumulate in the owners account to be used towards larger of unforseen expenditure from time to time. The Company will forward a standing order for completion by the owner on request if required. Email requests to helpdesk@bebhallpark.co.uk welcome.
The service charge includes building insurance for the flats only - it does not cover contents, nor the houses.
BHP Ltd is unable to predict the future and is therefore unable to say whether any large scale unexpected expenditure is likely in the future. The Company is aware that redecoration of common parts is an ongoing requirement and the flat roofs to the flats have a more limited life expectancy than a conventional roof. The current owners will be aware of when the common parts were last decorated and any enquiries regarding this should be addressed to them.
