How is the estate managed?
Last Updated 2 years ago

Bebington Hall Park ("BHP")

BHP is a development of 72 purpose built flats, 27 houses and 93 garages and parking spaces originally constructed by a co-ownership housing association, and sold to individual members in 1983. The freehold reversion to the flats is now owned by Bebington Hall Park Ltd. which owns one flat managed to the benefit of all the members. The houses were sold freehold.

All leases of flats are in similar form and are all dated 29 April 1983.

The freehold title to the development is registered at the Land Registry.

There is no separate Residents Association as such but ALL owners (one member per property) are members of the company Bebington Hall Park Limited ("BHP Ltd").

BHP Ltd is limited by guarantee and does not have a share capital. For the purpose of section 47 and section 48 of the Landlord and Tenant Act 1987, its registered office is c/o Smith and Sons, 51-52 Hamilton Square, Birkenhead, Wirral, CH41 SBN.

An application for membership for a new owner is contained in the draft Deed of Covenant required on a sale of a property. Every owner who applies for membership will be entered on the register of members. The Company does not issue membership certificates. The named member (or first named for multiple owners) is entitled to be put forward for election to the Council of Management. If the purchaser feels they can assist in the running of the estate they should email council@bebhallpark.co.uk or make contact with any member of the Council.
